We carry out a market valuation of your property: in the event of a divorce, a gift, an inheritance, a division, or when the valuations offered to you do not seem reliable.

It draws on several valuation methods and its result may differ from a simple valuation: it is much more thorough and detailed than an estate agent's opinion of value. Expert reports can be produced in court and are sometimes requested by the judge.

They are carried out by Michel LECAT, a property expert qualified by the Centre National de l'Expertise, who holds professional indemnity insurance suitable for this activity.

Methods

Four complementary approaches

1

Comparative analysis

The value of the property is determined based on comparable properties sold in the area, or even in the same building. The valuer collects these values from the authorities, the land registry or notaries, excludes abnormal values and applies an average price per square metre. Effective, but to be used with caution when the market fluctuates significantly or the property is atypical.

2

The hedonistic method

Based on an average price observed in the municipality, premiums or discounts are applied according to numerous criteria: building quality, charges, heating, floor, aspect and surroundings. The weighting of each criterion is decisive and varies by region.

3

The capitalisation method

The property's profitability is compared with the sector's average profitability: the expert estimates the rental value, then determines the sale price consistent with that profitability. Particularly suitable for investment properties, but risky on its own: profitability can also result from the potential for capital appreciation.

4

Reconstruction

The market value is calculated based on the price of the land and the reconstruction cost of what has been built on it, with an obsolescence coefficient linked to the age of the construction. The land requires caution: some houses are built on recreational plots, with no development potential.

The cost of the valuation

An appraisal can be simple to carry out or very complex. There is therefore no standard pricing structure: each situation is quoted based on the time the expert spends on the case.
