Value and sell your property
Free valuation*, sale at the right price, complete transparency: the agency supports you from the first viewing through to signing.

Two things a seller needs to know
Firstly: everything sells. Regardless of the property's condition or location, whether it is vacant, let or even squatted… everything sells. It is simply a question of price. Putting it on the market at the right price is therefore essential. The town is changing very quickly: our presence in the town centre for many years enables us to identify these changes, the corresponding price variations, and anticipate them.
Secondly: the buyer does not distrust what they are told, but what they are not told. Providing all the information, positive of course but also negative, is not only a legal obligation, it is also essential for a successful sale.
Saint-Denis Immobilier, established in Saint-Denis since 1986, has mastered the legal and tax subtleties of a successful sale and knows almost all the buildings in the town centre. Please do not hesitate to contact us for a valuation or advice: it’s free*, there’s no obligation and you can judge our professionalism for yourself.

Make an appointmentSell a rented or occupied flat
Whether rented out or squatted, a flat can always be sold. It’s a question of price and method.
Valuation of an occupied property
It is mainly based on the profitability and risk specific to the property. A flat let to a tenant who pays their rent regularly poses no difficulty. The same does not apply to a property that has been squatted or occupied by a tenant who is a poor payer, which almost always also requires refurbishment work. Profitability must then take all the following elements into account:
- the potential rental income;
- the cost of the work required to make the property rentable;
- the cost and duration of the eviction proceedings;
- the cost of tying up the funds until the problem is resolved;
- the level and cost of the risk.
This method may seem complex, but it is the only one suitable for a property occupied by a tenant who does not pay the rent. If you would prefer to vacate your property, the agency knows the procedures to follow perfectly and can manage the entire process for you, wherever the property is located. It can also put you in touch with investors who know how to manage these situations and who buy occupied properties.
The sale of the property
Selling an occupied property is delicate: the occupant sometimes has a preferential right to buy the property, which must be notified to them at the right time and in the exact form prescribed by law. A significant proportion of disputes result from failure to comply with this form. Notifying a tenant of a right they do not have also grants it to them. The deposit, any rent arrears and the stated quality of the tenant are decisive in ensuring that the sale is completed without difficulty.
Saint-Denis Immobilier manages properties on behalf of hundreds of investors: one of them may perhaps be the future buyer of yours.
