Returns, without the hassle
Renting out a property is, on paper, very attractive: the return is often higher than that of many financial investments. But it has to be managed: finding a solvent tenant, requesting the rent every month, ensuring payment, issuing receipts, keeping the accounts, taking action in the event of non-payment, deciding whether requests for works are justified, paying co-ownership charges and adjusting them… not to mention the legal and tax maze governing this activity.
To help you manage everything, Saint-Denis Immobilier offers a property management solution: at lower cost with the Essential package, or very comprehensive with the Premium package. Essential Package
The essentials of rental management at the best price
of the amounts collected, i.e. 4.44 % incl. VAT

What you receive
Every month, a detailed management report arrives by e-mail: sums collected, expenses incurred on your behalf, details of any unpaid amounts. All sums credited to you are paid by bank transfer on the 25th of the month (from our bank). A website allows you to monitor the management and centralises all the documents you need.
We also manage the guarantor or rent guarantee insurance and respond to the tenant regarding anything concerning the payment of rent and charges. In the event of non-payment, we carry out all reminders (e-mail, SMS, registered letter, bailiff) and call upon our network of lawyers and bailiffs, right through to the end of the legal proceedings if necessary.
Rent arrears insurance or the deposit
You can choose between rent arrears insurance, taken out by us, and having a guarantor.
Unpaid rent insurance covers loss of rent up to €90,000, with no excess and no waiting period for new tenants. It also covers property damage up to €10,000 and your legal protection in the event of a dispute with your tenant. You are charged 2.3 % including VAT of the rent amount.
We arrange for a guarantor to be provided and their solvency is checked. The guarantor is contacted from the first missed payment: they receive the same reminders as the tenant (apart from the simple reminder), then they are called upon if the arrears continue. The agency's fees for managing the insurance or guarantor are 0.7 % excluding VAT (0.84 % including VAT) of the rent.
Find your tenant
The agency searches for your tenant according to your criteria; failing that, we apply those generally required by rent guarantee insurance: net professional income exceeding three times the rent including charges and stable employment. We favour rent guarantee insurance, which offers greater peace of mind, but provide all guarantee solutions.
The search for a tenant is highly seasonal: 75% of rentals take place between June and early October, and properties with three or more bedrooms are almost systematically rented out as shared accommodation.

Property condition report
For each party. Example: 2 rooms of 35 m², fees €420 + €105 = €525 for each party.
Regulated fees
Letting fees payable by the landlord and tenant, up to the statutory caps.
